Plans Submitted for Self Storage at Park Royal, Ealing

Plans have been submitted for a new self storage facility at Park Royal for Linden Hill Capital Management, marking the Reserved Matters stage of development at 26 Park Royal Road.

Building on an outline consent prepared by others, our proposals refine the approved scale, massing and design to deliver a more efficient and resolved building. A key move has been the reduction in overall height and inserting an additional mezzanine floor, removing the need for a sprinkler tank through a revised fire strategy whilst maintaining the design intent of the original scheme. Despite this reduction, the development is anticipated to be one of London’s tallest self storage facilities.

The introduction of a mezzanine level retains floorspace while bringing workplace accommodation closer to street level, helping to activate the frontage and strengthen the building’s relationship with Park Royal Road and Trading Estate Road.

The architecture is defined as two distinct volumes, expressed through contrasting materiality. A robust brick form establishes presence at street level, while a lighter metallic clad volume reflects the operational use above. This is reinforced through a clear façade grid and refined detailing, creating depth and rhythm across the elevations.

Internally, the building is arranged to support an efficient self storage operation, with front-of-house, back-of-house and under croft parking and storage space at ground level with levels of storage above.

Targeting BREEAM Excellent, the scheme incorporates air source heat pumps, photovoltaic panels, a green roof, enhanced fabric performance and new landscape proposals at ground level.

Set within one of London’s key Strategic Industrial Locations, the project responds to the ongoing evolution of Park Royal – demonstrating how industrial buildings can be redeveloped to better contribute to their surroundings while supporting long-term growth.

Park Royal is the latest addition to AEW’s growing portfolio of self storage projects, with a number of facilities delivered to date for both bespoke and national operators.
