Moor Lane Phase 2 Moves Towards Construction

We’re delighted to see Phase 2 of our Moor Lane regeneration scheme in Bolton move towards construction, bringing the vision for this transformative town centre neighbourhood another step closer to completion.

Originally masterplanned by AEW for Step Places and Be One Homes, the Moor Lane masterplan is set to deliver 218 new homes alongside high-quality public realm, improved connectivity and new green spaces on the former bus station site.

Following the successful completion of Phase 1, which delivered 44 townhouses and 60 apartments, attention now turns to The Foundry – the final phase of the development. The scheme will provide 114 one- and two-bedroom apartments and a new linear park, helping to bring even more residents into the heart of Bolton town centre. It’s also hoped that this next phase will act as a catalyst for wider redevelopment in the town centre – including on land to the west of Moor Lane.

Phase 2 has been made possible through significant investment from the Greater Manchester Pension Fund, which has agreed to acquire the completed development and rent the homes to housing association Places for People to operate. This milestone demonstrates growing confidence in both the project and Bolton’s wider regeneration ambitions.

Moor Lane has always been about creating more than new homes. The development has been carefully designed to respond to its historic setting, provide attractive new public spaces and establish a sustainable mixed-tenure neighbourhood that supports the long-term growth of Bolton town centre. Phase 1’s shortlisting for a prestigious Housing Design Award is testament to the scheme’s success to date.
