Moor Lane, Bolton (Phase 1) has been shortlisted for Social Housing Development of the Year at the Insider North West Residential Property Awards 2026 – a programme that celebrates the schemes shaping the future of the region’s residential sector.
Since 2016, the Insider North West Residential Awards have recognised the remarkable achievements in the residential sector across apartment, build-to-rent, city living, large development, private and social housing schemes commending innovation and design quality that pushes the industry forward.
Designed for clients Step Places and Bolton at Home, Moor Lane is a masterplan of 218 sustainable homes, with high quality new public realm in the heart of Bolton. The scheme has helped improve connectivity across the town and has played an integral role in the wider regeneration of Bolton Town centre.
Phase 1 delivers 60 apartments for social rent and open market sale, alongside 44 townhouses for rent to buy and open market sale. The team’s focus on affordability, quality and long-term community benefit has shaped a highly sustainable, mixed-tenure neighbourhood. Energy-efficient, fabric-first homes, combined with thoughtful public spaces and close partnership working, demonstrate how a challenging brownfield site can become an inclusive town centre community.
Project Director Phil Hepworth said: “Moor Lane is a pioneering project and a key element of the wider regeneration of Bolton. Phase 1 has seen us design and deliver a vibrant new neighbourhood with a wide choice of housing to suit all needs. To be nominated for the Social Housing Development of the Year Award is a testament to the quality of the scheme and the benefits it’s providing to local residents and the wider community.”
We look forward to attending the award events in February and, as sponsors, awarding the City Living Developer of the Year Awards to one of the following finalists – Legacie, Muse or The Heaton Group.
