Kingsgate House, King St is an Insider NW Resi Finalist

We’re excited to share that our Kingsgate House project has been shortlisted in the ‘Apartment Development of the Year’ category at the Insider North West Residential Property Awards 2025.
The prestigious awards ceremony will take place on 23 January 2025 and will showcase the companies, schemes and deals that have raised the bar in the residential property sector over the past year.
Kingsgate House is a 24,000 sq ft development spanning three properties – one of which is Grade II Listed – on Manchester’s iconic King Street. Together, our team have successfully restored and converted the buildings from office and residential use into 24, luxury one- and two-bedroom apartments and duplexes. The design has carefully reconfigured the properties to retain the main building fabric and key historical features, whilst crafting modern apartments befitting the BTR market. Each home features high-quality fixtures, fittings, and bespoke internal layouts that capitalise on the building’s unique characteristics.
Phil Hepworth, Director has said of the scheme: “We believe Kingsgate sets a precedent for sensitive reuse of historic building fabric creating modern day, fit for purpose, residential accommodation. The properties had undergone varying levels of modification and modernisation in the preceding years, some of which had worked against the character of the building, resulting in redundant office space. Our challenge as a team was unpicking the layers of the building to gain an understanding of the original intent and character and strike a balance of restoration and modernisation through a sensitise change of use.
“Collaboration with agents and building managers helped set the brief and, working closely with the team, we’ve been able to re-use and work with structure, retrofit MEP and restore many of the original features of the building. The result is an enhanced streetscape leading to a collection of excitingly unique dwellings in the heart of the city centre. We are very proud to have been able to give this beautiful building a new lease of life and it’s great to now see the team’s hard work rewarded.”
