Nisaba House Approval Success

We are delighted that our Nisaba House self storage scheme in Fleet, for Blue Note Capital, has secured planning approval. This is our latest new build scheme to gain planning approval from our growing self storage portfolio and will be run by a national operator.
In addition to generous storage space, the building will also include a small reception area, communications room, staff area and shower and changing facilities.
The appearance, layout and orientation of the building was heavily influenced by maintaining key views from the surrounding context. Our design focus was to reduce the mass of the existing office building to ensure that the new facility mirrored the height and scale of the surrounding buildings. The materiality also responds to the sites immediate context with a brickwork façade punctured by regular repeating widows which creates a sense of rhythm. Feature brickwork wraps around the base of the building with rockpanel cladding around the glazing. Standing seam cladding accents the building.
Notably, Nisaba House is aiming to achieve BREEAM ‘Excellent’ and a range of improvements are proposed:
- Biodiversity Net Gain (BNG) – including the introduction of new native trees, shrubs and wildflower grassland.
- Fabric first approach focusing on using low and zero carbon technologies
- Promoting the use of sustainable transport modes
- Creating an energy efficient cooling hierarchy
- Following a waste hierarchy to reduce the amount of waste produced through construction and post occupancy.

We have several other self storage units currently in development alongside a series of highly sustainable industrial developments. These include the BREEAM ‘Outstanding’ Cheadle Eco Business Park in Stockport, which gained planning in Spring 2024, and the part new build, part refurbishment Broadheath Network Centre in Altrincham which completed last year.
