At Gemini8 Business Park, we have worked closely with client Chancerygate and contractor Caddick to deliver a major new employment scheme less than 3 miles from Warrington Town Centre.

    Using our expert and specialist knowledge in industrial master planning and design, our proposals have maximised this 5-acre brownfield site’s potential for both our client and the businesses that will be based there. The scheme, which completed in autumn 2022, provides 119,000 sqft of flexible industrial / warehouse space across 18 units ranging from 3,900 sqft to 16,500 sqft. The units, which span two terraced blocks and a single 12,300 sqft detached building, have been designed to maximise operational efficiency to suit a wide range of end user requirements, providing a mezzanine level office at the front of the building and a general warehouse area on the ground floor. The buildings have been designed and constructed to achieve a BREEAM Very Good rating.

    It is hoped the provision of the new, high-quality employment units will help reinforce economic growth in the area.

    The site at Gemini 8 is without doubt one of the most prominent in the North West and is the ideal location for a range of high-profile commercial operators.
