We have prepared high-quality proposals for 76,550 sqft of new employment space within the Norquest Industrial Site in Birstall, Leeds

    The development, for client Mileway, involves the demolition of existing buildings and the provision of four new employment units within three buildings with associated office space, yards, servicing, parking and landscaping.

    With the existing buildings on the estate both unexceptional in appearance and style, we felt it important to offer a modern and fresh approach to the new development to distinguish it from the surroundings. Walls will combine profiled cladding in dark grey at lower levels with contrasting lighter grey cladding at eaves level, and a mid-grey composite cladding band between. Feature vertical composite panels will be clad around the entrance area and the office windows to highlight these elements.

    Sustainability and futureproofing have been a key consideration of the scheme. A BREEAM Rating of “Very Good” is being targeted.

    Roof lights to 15% of the warehouse areas will provide natural light and reduce artificial lighting and energy use. To reduce water consumption, low flow aerating taps and dual flush WCs are proposed. To provide flexibility for future tenants, the structural frame of the buildings has been designed to allow for the weight of PV cells at roof level. 10% of car parking spaces have been designed to allow for the future provision of electric vehicle charging units.

    Planning was approved in 2021.
